Moving out of a Victorian rental property

Plan the furniture move around the date you must empty the property, the final inspection and the return of every key and access device. Keep the tenancy process separate from the removalist booking, and check current Consumer Affairs Victoria guidance for your agreement.

Before booking the truck

Work backwards from the property handover.

Your moving date, cleaning time, final inspection and key return may not all happen at the same time.

Confirm how the agreement ends

Check the agreed end date and the notice or other process that applies to your situation. Notice requirements vary, so use the current Consumer Affairs Victoria information or obtain tenancy advice rather than relying on a general moving checklist.

Allow time after loading

Do not automatically book the removal to finish at the key-return deadline. Allow realistic time to check cupboards, storage areas and outdoor spaces, finish any agreed cleaning and record the property condition.

Match access to the booking

Tell AA when keys and building access are available, where the truck can legally load and whether a lift or loading bay must be booked. A requested date is not confirmed until the moving arrangements are agreed.

List every area

Include belongings in the garage, shed, balcony, storage cage and car space. Separately identify anything staying at the property by agreement so the crew does not remove it.

Condition and final inspection

Keep the inspection evidence with you.

Consumer Affairs Victoria says the original condition report is used to compare changes at the end of the rental agreement. The rental provider or agent completes the exit section, and the renter must be present or given a reasonable opportunity to attend.

Keep the condition report, dated photos, correspondence and any agreed work accessible rather than packing them into the furniture load. Record the condition after the property is empty and before handing back access.

Keys and belongings

Return access and leave nothing behind.

Consumer Affairs Victoria says renters must return all keys and devices when they move out at the end of the agreement. Confirm where and when the agent expects them, and keep a written record of the handover.

Check high shelves, the dishwasher, washing-machine space, roof storage, garden areas and bins before the truck leaves. Goods left behind are handled under separate rules; avoiding missed belongings is simpler than arranging collection later.

Bond process

Use the RTBA process, not the removal booking.

The Residential Tenancies Bond Authority manages Victorian rental bonds. Consumer Affairs Victoria says a renter can start a bond claim through the RTBA after the rental agreement has ended. Other parties can accept or contest the claim; follow the current official process and timeframes for your bond.

AA does not inspect rental condition, decide liability or manage bond claims. The removal quote covers only the moving work stated in writing.

Common questions

Should I book the move on the final day of my rental?

You can request that date, but allow enough time for loading, a complete property check, any remaining agreed cleaning, condition evidence and key return. Confirm AA availability and the written moving scope separately.

Does AA handle the final inspection or bond claim?

No. AA handles the moving work confirmed in writing. The renter, rental provider or agent and the RTBA manage the tenancy, inspection and bond process.

What should I tell AA about the rental deadline?

Provide the time keys and building access begin, the latest practical loading time, any lift or loading booking and when the property must be empty.

What if the new property is not ready?

Tell us the collection date and earliest delivery date. Storage or another arrangement depends on availability and must be confirmed in the written quote.
